The process
Accurate valuation
We can offer you a free, no obligation, factual and accurate appraisal of the
current market value of your home. We carry out hundreds of valuations providing
us with intimate knowledge of your local area, along with utilising our extensive
database of recent properties sold.
Instruction
Having received your valuation, and provided you are satisfied with it, we shall prepare your home for marketing highlighting the vitally important aspects.
Source a solicitor
We can offer recommendations if required, but it is vital to source an experienced and efficient solicitor. The fastest transaction can be as quick as the slowest solicitor!
Dress your home for viewings
We believe it is vital to present your home at its very best. The buyers first and last impressions are important so consider tidy lawns, making the most of natural light, cleanliness and general maintenance.
Begin marketing your home

Accompanied viewings
We understand that many buyers can only view after work or at the weekends. This is why we pride ourselves where possible in offering accompanied viewings out of office hours (London buyers can't just pop out to view a home by Chichester Harbour on their lunch break!).
Offers
Any offers we receive are promptly verbally notified and then followed up in writing. We shall check the buyers ability to proceed prior to you deciding whether to accept the offer.
Conveyancing and exchange of contracts
On acceptance of an offer we shall prepare a memorandum of sale. The solicitors shall then write to all parties and the buyers may instruct a surveyor to conduct a survey of your property (agreed sales are subject to contract and survey). Throughout the course of having an agreed sale we shall chase and ensure that all parties are kept well informed and that the right documents are in the right place at the right time. Once the draft contracts have been approved and the fi-nancing is in place all parties are ready to exchange!
Completion
Completion is when the remaining funds are transferred from the buyer's solicitor to your solicitor's account. When the funds are cleared your solicitor will inform us to release the keys. Congratulations!
