Situated on this highly sought after and exclusive private estate, just 500m from the beach, a rare opportunity to acquire a stunning and fully renovated cottage with flexible and spacious living accommodation ideal for coastal living
Believed to have been originally constructed in the 1930's, and one of the first houses built on this exclusive estate, and subsequently extended, today Leda combines period charm with stunning modern living. With an abundance of natural light and space, this very well presented family home is ideal for coastal living.
Upon entering there is a spacious entrance hall, ideal for greeting guests, which follows through to a substantial open plan living space. This incorporates a sitting room with feature bay window, modern kitchen with a central island, ample storage space and aga at one end. The kitchen area opens to a long dining area with double doors opening onto a south-facing patio. Wooden flooring features throughout.
To the rear of the property there are two double bedrooms, a smart shower/cloakroom and beyond a large utility room, which is also accessible from the rear of the property (avoiding bringing beach attire through the main entrance).
Upstairs there are two further bedrooms with the main bedroom featuring a substantial Jack and Gill dressing room to one side. There is also a modern and spacious family bath and shower room. At the top of the stairs there is a roof lantern bringing natural light across the landing.
With level access from the main bedroom, a door opens through to a substantial loft space. Subject to the usual consents this could be converted to form further living accommodation.
The property is approached via a gated entrance with the lawned area lying mainly to the front of the property with its terrace adjacent to the kitchen and sitting room. Off street parking is provided on the driveway. To the rear of the property there is a very useful storage shed, ideal for stowing watersports equipment. There is also an outside shower, which in our opinion is ideal for when returning from the harbour and beach.
Location
Leda is located on the much sought after and exclusive Roman Landing estate within the highly regarded coastal village of West Wittering, voted amongst the top ten coastal locations in the Sunday Times. A particular feature of the property is the central village location, with amenities all within level walking distance. West Wittering has a beautiful, sandy, Blue Flag beach with views across the Solent to the Isle of Wight and there is also a Sailing Club (just a few minutes walk away along a nearby footpath) for West Wittering residents. In our opinion, Snow Hill Creek, where the sailing club is located, is the perfect place for children and adults to sail, kayak and paddle board. It is sheltered by the National Trust owned East Head on one side and Thorney Island on the other, making it an ideal oasis at high tide for all forms of water sports. Within the village there is a popular infants/junior school, cricket and football clubs, church and small range of shops. Further facilities located at East Wittering village include: a medical practice, chemist, dentist, library, two mini supermarkets, post office, butcher, fishmonger, baker, greengrocer and other independent shops. There is also a regular bus service to Chichester.
The historic cathedral of Chichester is just under 8 miles to the North East, with a lively hub of shopping amenities and commerce. There is a comprehensive range of social and recreational facilities including a multi-screen cinema, sports centres with swimming pools and a fine selection of restaurants, public houses, wine bars and bistros. In addition, there is the recently extended award-winning Pallant House Gallery and internationally acclaimed Festival Theatre. The mainline station in Chichester provides a regular service to London Victoria in about 1 hour 35 minutes (via Gatwick Airport), and Havant station to the west provides a faster service to London Waterloo in about 1 hour 20 minutes.
Activities
Aside from watersports, and a short walk away from Leda, there is a riding school who offer full livery as well as coaching and lessons. There is regular horse racing at Goodwood and Fontwell, polo at Cowdray Park near Midhurst, the Goodwood Festival of Speed and Revival events for motoring enthusiasts and Golf at nearby Rowlands Castle, Hayling Island and Goodwood. Further places of interest in the local area are: The Weald and Downland Open Air Museum, West Dean College and Gardens, Fishbourne Roman Palace, Tangmere Military Aviation Museum, and the historic houses of Goodwood and Petworth. Contemporary Cass sculpture is permanently exhibited in the forested grounds of the Goodwood estate.
Of note, Roman Landing has its own tennis club - with a court situated two properties further down the lane from Leda, nestled in-between the houses.
