Focus On Fishbourne Property

West Sussex is a wonderful part of the south of England. It has long been desirable with people looking for a perfect blend of modern conveniences, rural life, and outstanding local amenities.

The pandemic highlighted the draw of our peaceful county, as millions of families looked for homes outside of congested cities and placed a new importance on fresh air and space to play.

Tod Anstee, as the local property experts, publishes regular guides, providing further insights into some of our favourite West Sussex areas. Each unique spot has its own character, with so many dramatic coastal panoramas, postcard-perfect villages, and traditional market towns to choose from.

We hope our glimpse into the village of Fishbourne is helpful and invite you to contact us if you’d like further information about any region of West Sussex that you feel might just be your dream place to live!

Fishbourne as a West Sussex Hotspot

Fishbourne is a port village with a fascinating history and considerable heritage. Once a busy port to the north of Chichester Harbour, the area is now a beautiful village within a few minutes of the cathedral city. The coastal landscape and proximity to the South Downs make Fishbourne a hugely attractive destination for families, retirees and professionals looking for enhanced quality of life outside of London.

Fishbourne Manor is the iconic Tudor country estate, and remarkably, not the most exciting part of the village’s past. The Roman Palace is the most substantial Roman building ever found in the UK and was built in 75 AD, three decades after the Roman conquest.

However, life in Fishbourne is as modern as ever, with some of the top attractions including:

  • Tinwood Estate Vineyard, near the South Downs National Park and producing world-class sparkling wines – tours and lodges are available.
  • The Base Skate Park, for busy kids and adventurous parents!
  • Blue Reef Aquarium Portsmouth, just 19 miles away and hosting a massive array of sea life (including sharks).
  • Kingley Vale National Nature Reserve, a tranquil spot and mature reserve covering 400 acres of protected land.
  • Fishbourne Roman Palace and Gardens, a must-visit for new residents, offers incredible gardens and the most extensive collection of mosaics in the country.

There is an excellent range of shops, two village pubs (The Bulls Head and Woolpack Inn) and lots of guesthouses for visitors. Barreg Cycles is also a community focal point and a great place to hire a bike and explore the surrounding countryside.

Fishbourne might be a small, peaceful village – but the travel links are good. You can be in Chichester via a two-minute train journey, or within nine minutes using the local bus service. The train to Waterloo takes about an hour and 50 minutes, and you can be in Portsmouth in 34 minutes, or Southampton Central in just over one hour from Fishbourne Railway Station.

Being so close to Chichester, Fishbourne is only one minute’s drive from the A259 or 18 minutes from the A27.

For further education, the university is only ten minutes drive from Fishbourne village. You can also find a vast range of extracurricular activities in and around the village, such as swimming clubs at Chichester Swim School and dance or drama at Stagecoach Performing Arts in Chichester.

The Fishbourne Property Market

  • Semi-detached properties sell for around £355,429, offering convenient access to village shops and cafes.
