Applicable to all new assured shorthold Tenancies (ASTs) signed on or after 1st June 2019

Holding DepositCapped at one week’s rent. Paid by you to reserve the Property. Retained only if relevant person(s) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee).
DepositCapped at 5 weeks’ rent (annual rent under £50,000) or 6 weeks’ rent (annual rent £50,000 or higher). Covers damages and defaults by the tenant during the tenancy as detailed in the AST.
Late Payment of RentInterest charged at 3% above the Bank of England Base Rate from Rent Due date until paid in full. Levied if rent is more than 14 days in arrears, with interest calculated back from the first day of arrears.
Lost Keys or Security DevicesTenants liable for actual cost of replacing lost key(s) or security device(s). If loss results in lock changes, costs of locksmith, new lock, and replacement keys charged to tenant.
Variation or Changes to Existing Tenancy Agreement£50 (inc. VAT) per change. Covers landlord’s instructions, preparation, and execution of new legal documents. Also applies to ‘change of sharer’ situations.
Early Termination (Tenant Request)Tenant liable for landlord’s costs of re-letting property and any rent due until replacement tenancy commences, if landlord agrees to early termination.
Utility PaymentsTenants remain responsible for utility payments, TV license, and Council Tax accounts unless agreed otherwise. Refer to your AST for full information.
